Tinley Park property management for townhome, condo and home owners

Tinley Park is an owner's village. Only about 13% of households rent, so most rentals here are individual townhomes, condos and houses rather than large apartment complexes. Every one of them falls under the Village's mandatory Crime Free Rental Housing Program, which means even a single rented condo needs an annual license, a landlord seminar and the right lease addendum. ALPS Property Management has managed Chicagoland rentals since 1995, and our office in Frankfort is a short drive away.

The Tinley Park rental market, October 2026

Townhomes and other attached single-family homes make up more than a fifth of Tinley Park's housing, alongside detached houses and condo communities. In October 2026, Zumper put the median two-bedroom rent at about $1,800 and three-bedroom rentals near $3,060. With few listings on the market at any time, a well-presented townhome draws interest quickly when it is priced right.

Renters come for the commute and the schools. Two Metra Rock Island stations serve the village: downtown Tinley Park on Oak Park Avenue, and 80th Avenue, one of Metra's ten busiest suburban stations. Families look closely at the elementary districts, including Kirby 140, Community Consolidated 146, Summit Hill 161 and Orland 135, and at Andrew, Tinley Park and Lincoln-Way East high schools.

Tinley Park rules we handle

  • Crime Free Rental Housing Program: mandatory for every residential rental, including single-family homes, individual condos and townhomes. Owners need an annual business license, a four-hour seminar run by the Tinley Park Police and Fire departments, and the Crime Free Lease Addendum in every lease. We keep all three on track.
  • Cook County Residential Tenant Landlord Ordinance: on the Cook County side of the village, security deposits are capped at one and a half months' rent and returned within 30 days with an itemized list, entry needs 48 hours' notice, late fees are capped at $10 on the first $1,000 of rent plus 5% above that, and the County's summary must be attached to every lease and renewal.
  • Will County side: Brookside Glen, Brookside Meadows and the rest of the village's Will County side fall outside the Cook County ordinance, so Illinois law sets the rules.
  • Illinois security deposit law: since 2024 it covers every landlord, with an itemized statement of deductions, with receipts or estimates, within 30 days of move-out.
  • Rent payment options: Illinois law no longer lets landlords require tenants to pay electronically, so we offer online payments alongside other accepted methods.

The Cook County ordinance exempts owner-occupied buildings of six units or fewer, and a single home or condo that is the owner's only rental and was lived in by the owner or the owner's immediate family within the past year. Exempt owners must still give tenants a written exemption notice. We confirm which rules apply to your address before the first lease.

Common questions

Tinley Park property management
FAQs

How much does property management cost in Tinley Park?

ALPS charges a management fee starting at 8% of the rent we collect, and nothing in a month when rent is not collected. New leases carry a leasing fee of 50% of one month's rent, and renewals are $250. On an $1,800 townhome that is $144 a month.

Do I need a license to rent out my Tinley Park condo?

Yes. Tinley Park's Crime Free Rental Housing Program covers every residential rental, including single condos and townhomes. Owners need an annual business license, must complete the landlord seminar and must use the Crime Free Lease Addendum.

Does the Cook County tenant ordinance apply in Tinley Park?

Most of Tinley Park is in Cook County, where the Residential Tenant Landlord Ordinance sets deposit, notice and entry rules. The village's Will County side, including Brookside Glen and Brookside Meadows, is outside its reach. We confirm which rules apply to your address before the first lease.

How big a security deposit can I collect?

On the Cook County side, unless the property is exempt, the deposit is capped at one and a half months' rent and must be returned within 30 days of move-out with an itemized list of any deductions. On the Will County side, Illinois law sets no cap. We hold and return deposits by the rules for your address.

What will my Tinley Park townhome rent for?

In October 2026, Zumper put the median two-bedroom rent at about $1,800 and three-bedroom rentals near $3,060, but subdivision, condition and finishes move the number. We will price yours on homes leased nearby, free and the same day.

Can you work with my HOA?

Yes. Many Tinley Park townhomes and condos are in associations, and we coordinate move-ins, parking rules and repairs to shared areas directly with the board or its management company.

How much notice do I need before entering the unit?

On the Cook County side, landlords must give 48 hours' notice before entering, except in an emergency. We schedule inspections and repairs with your resident in advance.

What happens if a tenant stops paying rent?

We serve the Illinois five-day notice, document every contact and, if it reaches eviction, handle the filing and court dates in Bridgeview for the Cook County side or Joliet for the Will County side. Every management agreement includes our $1,000 eviction guarantee.
