Orland Park property management, built around the Village's rental rules

Orland Park licenses every rental. Single-family homes, townhomes, condos and apartments all need an annual Village license, an inspection every three years and a landlord who has completed the Crime Free Rental Housing class, and the owner or agent must be within 15 miles of the Village. ALPS Property Management has managed Chicagoland rentals since 1995, and our Frankfort office is a short drive from Orland Park, so we can handle the license, the inspections and the tenants for you.

The Orland Park rental market, October 2026

Only about one in seven Orland Park households rent, and townhomes and other attached homes make up about a fifth of the housing, so most rentals are individually owned houses, townhomes and condos. In October 2026, Trulia put the median rent at about $1,650 for a one-bedroom, $2,500 for a two-bedroom and $2,800 for a three-bedroom, with houses near $3,500 and townhouses around $2,650.

Demand comes from the commute, the shopping and the schools. Metra's SouthWest Service stops at 143rd, 153rd and 179th streets, LaGrange Road and Orland Square Mall make the village a regional shopping draw, and the Main Street Triangle redevelopment by the 143rd Street station is adding restaurants, shops and a park. Families look at Orland School District 135 and Carl Sandburg High School in District 230.

Orland Park rules we handle

  • Rental license: every rental property, occupied or vacant, needs an annual Village license that expires December 31. The fee is $100 per unit, or $100 plus $15 for each additional unit in a multi-family building, and new owners must register within 30 days of buying.
  • Inspections: the Village inspects rentals every three years. The first reinspection is free if issues are corrected. The second costs $200 and each one after that $300. We fix known issues before the inspector arrives.
  • Crime Free Rental Housing: the owner must complete the Village's eight-hour landlord class within three months of licensing, and every adult tenant signs the Crime Free Lease Addendum.
  • Rental housing standards: heat of at least 68°F from 6 a.m. to 10:30 p.m. between October 1 and May 15, hard-wired smoke detectors in each bedroom and on every floor, CO alarms near sleeping areas and deadbolts on entry doors.
  • Cook County Residential Tenant Landlord Ordinance: on the Cook County side, deposits are capped at one and a half months' rent and returned within 30 days, entry needs 48 hours' notice, late fees are capped at $10 on the first $1,000 of monthly rent plus 5% of rent above that, and the County's summary goes with every lease and renewal.

If grass over 8 inches is not cut within 24 hours of a notice, the Village can mow it and charge a $500 administrative fee plus costs, and garbage carts may go out no earlier than the day before pickup. We line up seasonal vendors to help keep your home clear of violations.

Common questions

Orland Park property management
FAQs

How much does property management cost in Orland Park?

ALPS charges a management fee starting at 8% of the rent we collect, and nothing in a month when rent is not collected. New leases carry a leasing fee of 50% of one month's rent, and renewals are $250. On a $2,500 rental that is $200 a month.

Do I need a rental license in Orland Park?

Yes. Every rental property in Orland Park needs an annual Village license, including single-family homes, townhomes and condos. The license runs to December 31, costs $100 for a home or townhome ($100 plus $15 per additional unit in larger buildings) and requires the Crime Free landlord class.

How often does the Village inspect rentals?

Orland Park inspects rental properties every three years. Reinspections after the first can cost $200 to $300, so we prepare the property and attend the inspection to give it the best chance of passing the first time.

Can ALPS be my local agent?

Yes. The Village requires the owner or the owner's agent to be within 15 miles for building and tenant emergencies, and our Frankfort office is a short drive from Orland Park.

Does the Cook County tenant ordinance apply in Orland Park?

For addresses on the Cook County side, yes: it caps deposits at one and a half months' rent, requires return within 30 days and sets notice and late-fee rules. Owner-occupied buildings of six units or fewer and some single-home owners are exempt. We confirm which rules apply to your address.

What will my Orland Park home rent for?

In October 2026, Trulia put the median at about $2,500 for a two-bedroom and $2,800 for a three-bedroom, with houses near $3,500. Location, condition and finishes move the number, so we will price yours on homes leased nearby, free and the same day.

Can you work with my HOA?

Yes. Many Orland Park townhomes and condos are in associations, and we coordinate move-ins, rules and shared-area repairs directly with the board or its management company.

What happens if a tenant stops paying rent?

We serve the Illinois five-day notice, document every contact and, if it reaches eviction, handle the filing and court dates in Bridgeview for the Cook County side or Joliet for the Will County side. Every management agreement includes our $1,000 eviction guarantee.
