Indiana property management for owners, investors and associations
ALPS Property Management manages rentals in Indiana as well as Illinois, with local pages for Merrillville and Schererville in Lake County. Indiana landlord law differs from Illinois on deposits, notices and evictions, so every Indiana property we take on is set up for Indiana rules from the first lease.
Why Indiana rentals need Indiana rules
Owners with property on both sides of the state line often assume the same lease and process will work in both. They don't. Indiana gives landlords 45 days, not 30, to account for a deposit, uses a 10-day notice for unpaid rent instead of five, and limits what towns can require of landlords, including a $5 annual cap on rental registration fees. We run each property to the law where it sits.

FAQs
Which parts of Indiana do you serve?
We have local pages for Merrillville and Schererville in Lake County, and we manage rentals in other Indiana communities too. Tell us where your property is and we will confirm whether we can manage it.
How much does property management cost?
ALPS charges a management fee starting at 8% of the rent we collect, and nothing in a month when rent is not collected. New leases carry a leasing fee of 50% of one month's rent, and renewals are $250. On an $1,800 rental that is $144 a month.
How do security deposits work in Indiana?
Indiana has no cap on deposits. After move-out, the landlord has 45 days to send an itemized list of deductions and the balance, once the tenant provides a forwarding address in writing. Ordinary wear and tear cannot be deducted.
Do I need a rental license in Indiana?
Indiana has no statewide rental license. Some towns run rental registration programs, but state law caps the fee at $5 a year. We check the local rules for your address before the first lease.
How much notice do I need to end a lease?
In Indiana, a month-to-month tenancy needs one month's written notice and a year-to-year tenancy needs at least three months before the year ends. A fixed-term lease ends on its end date unless the lease says otherwise.
What happens if a tenant stops paying rent?
Indiana allows a 10-day notice to pay or leave. Indiana bans lockouts and utility shutoffs without a court order, so if it reaches eviction, we handle the county court filing and hearings. Every management agreement includes our $1,000 eviction guarantee.
