Most property managers get paid whether or not your rent arrives. Our guarantees tie what we earn to the results you care about: rent collected and deposited on time, residents who stay, and a manager who answers. If we fall short, we pay for it, not you.

Seven guarantees
for every owner
Each guarantee covers a risk owners worry about most: bad residents, pet damage, empty months, late money and a manager who goes quiet.

$1,000 Eviction Guarantee
Our resident screening is so thorough that if a resident we placed has to be evicted, we reimburse you up to $1,000 of the eviction expenses.

$1,000 Pet Damage Guarantee
Our pet screening is just as strict. If pet damage occurs, we reimburse you up to $1,000.

Tenant Placement Guarantee
If a resident we placed breaks their lease during the first 12 months, we re-lease your property with no leasing fee.

Rent Deposit Guarantee
You want your money fast, so we send your rent by ACH directly to your bank account by the 10th of each month.

Management Fee Guarantee
If we cannot collect the rent, we should not get paid. You only pay a management fee when we successfully collect the rent due.

Leasing Fee Guarantee
You do not pay a leasing fee until there is a signed lease and the resident has paid.

One Contact & Response Time Guarantee
You get one direct point of contact, your Executive Property Manager, and we return all communication within 24 business hours.
Pricing
Guarantees built into
our pricing
Our management fee starts at 8% of the rent we collect, and nothing in a month when rent is not collected. A new lease carries a leasing fee of 50% of one month's rent, due only once the lease is signed and the resident has paid.
Compare that with the industry practice of flat fees of up to 15% that are charged even when rent is not actually paid.
