Am I required to make my property available to Section 8?
As of January 1, 2023, the Illinois Human Rights Act includes source of income as a protected class statewide. This means landlords throughout Illinois cannot discriminate against tenants based on lawful sources of income, such as employment, child support, or housing assistance programs like Section 8. However, certain exemptions apply, such as owner-occupied buildings with four or fewer units. -
Are you licensed?
Yes, ALPS Property Management is a licensed property manager. -
Can I reach you after hours?
Our maintenance hotline is available 24/7 for emergencies. -
Can you put the money directly into my account?
We use EFTs and ACH methods as forms of payment. -
Do I get to see the lease or sign it?
Owners are able to approve leases. -
Do you sell real estate too?
ALPS Partners with professional real estate agents who can sell your real estate. -
How and when do I get my checks?
ALPS sends owner income through EFT and ACH methods approximately five to seven days after receiving the income from the resident. -
How is rent collection handled?
Resident are able to pay their rent through the Buildium resident portal. -
How long of a lease do you sign?
One year, or longer if owner desires. -
How much security deposit do you charge the tenant?
Typically one month's rent. -
How soon can you start managing my property?
We require a 30 day run up period. -
What type of properties do you manage?
We manage all kinds of properties; from single family homes to HOAs. -
What type of reports do I get and how often?
A wide range of reports are available to you through your owner portal. -
Who holds the tenant security deposit?
ALPS does not hold security deposits.
